1. 01
    Prepare

    Initial buyer consultation

We’ll meet over Zoom, by phone, or over coffee to talk through your goals, timeline, budget, and the areas you’re considering. I’ll explain how the buying process works so you know exactly what to expect.

It’s never too early to start planning. This first conversation is always free, with no strings attached.

  2. 02

    Mortgage pre-approval

A pre-approval from a lender shows how much you can borrow and tells sellers you’re a serious buyer. I can connect you with trusted local lenders so you can compare options and know your comfortable price range before we start touring.

  3. 03

    Must-haves & deal breakers

We’ll get clear on what matters most: bedrooms, commute, school district, yard size, new build or established neighborhood. Knowing your non-negotiables keeps the search focused and saves you time.

  4. 04
    Find & offer

    The home search begins

I’ll set up a custom search so you see new listings the moment they hit the market, and we’ll tour the homes that fit. Along the way, I’ll point out red flags, resale potential, and what each home will really cost you each month.

  5. 05

    Write a strong offer

When you find the one, I’ll pull recent sales to help you decide on the right price and terms. The highest price isn’t always what wins, so we’ll build an offer that’s attractive to the seller and still protects you.

  6. 06

    Offer accepted!

Congratulations, you’re under contract! You’ll deliver your earnest money and option fee, and I’ll share a timeline of every deadline so nothing slips through the cracks.

  7. 07
    Close

    Inspections & due diligence

During the option period, a licensed inspector will look over the home from roof to foundation. This is also the time to review the survey, HOA documents, and anything else that could affect your decision.

  8. 08

    Negotiate repairs

If the inspection turns up issues, I’ll help you decide what’s worth asking for and negotiate with the seller for repairs, a price reduction, or credits toward your closing costs.

  9. 09

    Appraisal & final loan approval

Your lender orders an appraisal to confirm the home’s value, then finalizes your loan. I’ll stay in close contact with your lender and the title company to keep everything on track.

  10. 10

    Closing day!

After a final walkthrough, you’ll sign your closing documents at the title company and get the keys to your new home. And I’m still here after closing, whenever you need a recommendation or have a question.
